Atlas Title offers the following services:

Atlas Title acts as a neutral third-party as we follow the terms and directions spelled out in a Real Estate Purchase Contract (REPC) and lender instructions to ensure that all the terms of real property sales are met.

The State of Utah requires that title insurance is issued when a title insurance company handles an escrow closing. As Buyers and Sellers pay for title insurance, it is their choice about the title company they close their escrow with.

We have multiple Notaries in our office commissioned by the State of Utah. We are happy to serve you.

After public records are examined by one of our title searchers, a preliminary report (PR) is prepared. The report shows the name(s) of the owner(s) and legal description of the property, along with property tax information, easements, CC&Rs, liens, mortgages, judgments, etc. Schedule B shows requirements to close, which include things like paying off mortgages, liens and/or delinquent taxes, receiving copies of Articles of Organization and Operating Agreements for entities that own the property so we can determine who has authority to sign for said entity, etc.

We are licensed by the State of Utah and underwritten by First American Title Insurance Company to issue policies of Title Insurance. Click here to learn more about what Title Insurance is and how it protects you.

The main types of Title Insurance policies that we issue are Loan Policies (that protect the Lender for as long as you have the loan) and Owner’s Policies (both Owner’s and Homeowner’s policies protect the buyer and their heirs for as long as you own the property).

Typically, a buyer or borrower pays for Loan Policies, and a seller pays for Owner’s/Homeowner’s Policies. It is your choice on where to close and we’d love the opportunity to serve you.
