Tell us the kind of transaction you are working on and we will open your file today. Every order goes to a named title and escrow officer, not a queue.
We search the title, clear what turns up, insure your ownership and walk you through every page at signing.
We hold the funds as a neutral third party, handle your payoff and make sure the terms of the REPC are met.
A focused search and a loan policy for your lender, turned around quickly so your rate lock holds.
Entity-owned property, complex vesting and Schedule B requirements handled by officers who have seen them before.

Your policy is underwritten by First American Title Insurance Company, one of the largest underwriters in the country. Your file, though, is handled down the street in Heber City by someone whose name you will know before closing day.
That combination is the whole point of an independent agency: national strength behind the paper, local judgment behind the work.
One title and escrow officer from opening to recording.
Local familiarity is not a slogan here. Knowing how a county records its documents is what turns a two-week title problem into a two-day one.
We explain the preliminary report, Schedule B and who pays for what up front, so nothing at the signing table is the first time you are hearing it.
Residential and commercial property throughout Utah, from the first search through to the policy in your hands.

We examine the public record to establish ownership interest and find anything attached to the property: mortgages, liens, judgments, easements, CC&Rs.
You see exactly what is on record, and we walk you through the Schedule B requirements: payoffs, entity documents, anything that must clear before closing.
You sign with a notary on our staff, we disburse and record, and your title insurance policy issues, protecting you for as long as you own the property.

Yes. In Utah the buyer and seller choose the title company they want to handle the escrow closing. It is not something the lender or the brokerage decides for you. If you would like Atlas Title on your transaction, just name us in the contract or tell your agent. You can also place the order yourself.
A title search finds what the public record shows. Title insurance covers what it cannot show: a forged signature in a past deed, an unknown heir, a recording error, an undisclosed lien. Those problems are rare, but when one surfaces it attaches to your ownership, not the previous owner’s. Note too that Utah law requires title insurance when a title company handles the escrow closing.
A loan policy protects your lender’s interest in the property for the life of the loan. An owner’s policy protects you and your heirs for as long as you own it. They cover different parties, so one does not replace the other. In a typical Utah transaction the buyer pays for the loan policy and the seller covers the owner’s policy, though that is negotiable in your contract.
Fees are based mainly on the purchase price and loan amount, so there is no single flat number. Who pays which fee is negotiated in your purchase contract and varies by transaction. Our current pricing is published on our Rate Sheet, and we are happy to walk through an estimate for your specific deal before you commit, Just call.
It depends on the transaction: cash purchases move faster than financed ones, and commercial files or properties with title issues take longer. What we commit to is telling you the realistic timeline up front rather than at the end. We begin the title search as soon as the order is opened, so anything needing to clear is found early enough to fix without moving your closing date.
