What is a Preliminary Title Report?

After public records are examined by one of our title searchers, a preliminary report (PR) is prepared. The report shows the name(s) of the owner and legal description of the property, along with property tax information, easements, CC&Rs, liens, mortgages, judgments, etc. Schedule B shows requirements to close, which include things like paying off mortgages, liens and/or delinquent taxes, receiving copies of Articles of Organization and Operating Agreements for entities that own the property so we can determine who has authority to sign for said entity, etc.
